Who we are

A Kansas City company that buys to own.

We ran a business inside buildings we did not own. It earned money and left us with no equity. That is the short version of why we buy houses now, and the rest of this page is the long version.

Who runs this, and what pays for it

There is no fund behind Dwell Kept, no outside investors and no board. What we buy with is private capital from family. We are not raising money, and nothing on this site is an invitation to invest in anything.

Dwell Kept LLC is a Missouri limited liability company, registered since 2019. A real person handles every request that comes through this site. You are entitled to ask which one, and we will tell you.

What Dwell Kept did before this

Dwell Kept ran a hospitality operation. We furnished apartments inside buildings owned by other people — a national property management company was the counterparty — and then we kept them running. Cleaning on a programmed weekly and bi-weekly schedule. Restocking. One assigned point of contact per building, so a leasing office had a name to call and not a queue.

The people who lived in them were travel nurses, veterans, and people who worked from home. The company called the crew who did the physical work Dwell Keepers.

It was a real business and it earned real revenue. Both of those are true, and neither of them is about buying a house.

It earned revenue. It never earned equity.

It cost too much up front, and it left us with no equity.

The capital went in at the front: furniture, cleaning, staffing, restocking, a team. What came back was a share of the income on apartments that stayed on somebody else’s deed. When the arrangement ended, we owned the furniture. We did not own anything the furniture was sitting in.

The defect is visible in how the company wrote about itself at the time. The 2023 partnership deck calls those apartments “our units.” They were not ours.

And it was not one bad arrangement. Across every version of this business we worked through, the same thing was true: somebody else was on title. Heavy capital in, no asset out. That was an expensive enough lesson that we do not intend to learn it twice.

Title was the thing missing every time. Now it is the thing we buy.

“We buy to own and operate” is a conclusion, not a slogan. It is what is left after you take the section above seriously.

Dwell Kept buys houses across the Kansas City metro on terms built around the seller rather than a bank — sometimes you carry a note and we pay you over time, sometimes we take over an existing conventional payment directly. How each of those works, and where its limits sit, is set out step by step on how it works.

What it changes for a seller is a matter of incentives. We are buying for a portfolio we intend to operate, not for a resale price. On some purchases the closing is completed by another buyer we work with — if that is the path on your property, it is named on your paperwork and we say it before you sign, not after.

Buy it, put it right, keep it kept

In practice a house becomes one of two things, decided per property after we own it. A Section 8 placement in a self-contained one- or two-bedroom unit, one voucher household per unit — not a room-share. Or a PadSplit co-living arrangement in a larger property, four bedrooms and up, where furnished rooms are rented individually to separate members.

Which one a house becomes depends on the house: its layout, its condition, and where it sits. Where the purchase is one we complete and keep ourselves, we will tell you which of the two we have in mind for yours.

How we grow, and how we got your number

In 2023 this company grew on QR magnets — a physical thing handed neighbor to neighbor that ends up living on a refrigerator — and on a referral program it scheduled ahead of its own social media. The unit of growth was the neighbor, not the lead. That is still the shape we want.

And if we contacted you first, you are owed the honest version of how. The phone number we used came from a commercial data provider that matches contact details to an owner’s name. It did not come from your county’s property records. If you would rather we stopped, tell us and we stop. What you send us stays with us, and the privacy policy sets out what we do with it.

Where we honestly stand today

As of right now, Dwell Kept owns zero properties under this model. This is the first Kansas City portfolio we are building this way.

We have no track record of buying houses, because we have not bought one yet. Everything above about apartments and travel nurses is a hospitality business, and hospitality is not house buying. Do not extend us credit for it. We are not asking you to.

So what backs an agreement with us is the agreement — the written terms, read by your own attorney, before you sign anything. What those documents are, and which of them actually bind you, is set out on what you sign.
